This is a free lease agreement template worksheet that works the figures a lease has to state before the clauses are filled in. The monthly rent times the days from the start date to the end of the month, over the days in the month, is the prorated first month; the rent times the deposit in months is the deposit; the two together are the money due at signing; the rent times the term is the total lease value; the late fee is the rent times the late percentage; and the notice date is the term in days less the notice period. Every figure is yours: the worksheet publishes no rent, no deposit rule and no state law. Prorated: the first month, from the start date

$1,800 a month starting on the tenth of a thirty-day month is 21 days of occupancy, and 21 over 30 of $1,800 is $1,260 for the first month. Enter the day the tenancy starts and the days in that month; the worksheet works the proration by days, which is the method most leases state and the one a tenant can check on a calendar.

Due at signing: proration plus the deposit

One month's deposit on $1,800 is $1,800, and with the $1,260 prorated first month the tenant brings $3,060 to signing. The deposit in months is your figure, and some states cap it; the worksheet applies the number you enter and cites no cap, because the cap is the state's to state and the lease's to obey.

The term, the late fee and the notice date

Twelve months at $1,800 is a $21,600 lease. A 5% late fee is $90 after the grace days you set. Sixty days' notice before the end of a twelve-month term falls 305 days after the start, and that is the date the lease should name, because a notice clause without a date is a renewal by accident. How is the prorated rent calculated?

Does the worksheet know my state's deposit limit or notice rule?

No, deliberately. It applies the deposit months, late fee and notice period you enter and publishes no state rule. Check your state's limits and write the lease to obey them; the worksheet makes the figures exact once you have.
