Built for small business owners writing their own agreements, only

Free lease agreement template, partnership and services agreements: the terms worked first, the document second

Termslane is agreement software for the small business that writes its own: the lease a small landlord signs, the partnership a founder puts to paper, the services agreement a consultant sends, the NDA before the conversation. The worksheets on this site work the terms as numbers before a word of the document is written: rent, deposit, proration and the notice date; capital, ownership shares, profit splits and a buyout at a valuation; fees, deposit, milestones and the late charge on an overdue invoice. Free, on the page, no account. The paid plan keeps every agreement with its counterparty, its terms and its versions, generates the document from the terms and exports it.

Termslane Pro is $12.41 per month for the whole business, billed monthly.

Rent, shares and fees as numbers before the clause is written

A lease at $1,800 a month starting on the tenth of a thirty-day month is $1,260 prorated and $3,060 due at signing with one month's deposit; three partners at $60,000, $30,000 and $10,000 hold 60%, 30% and 10%; a services fee of $150 an hour for 80 hours is $12,000 with a $3,000 deposit. The worksheets turn your figures into the terms.

The agreement generated from the terms, not typed around them

The worked figures drop into the clauses that carry them: the rent and deposit clause, the capital and distributions clause, the fee schedule and the late-charge clause. The document says what the worksheet says, with your name and logo on it, and a change to a figure is a new version rather than a search through a draft.

Every agreement against its counterparty, with its dates

Which lease renews in March, which partner holds what share after the second capital call, which client's fee schedule has a milestone due: Pro keeps every agreement against the tenant, partner or client it was signed with, with the terms, the versions and the dates, and exports it when the accountant or a buyer asks.

Should you buy a document library or a lawyer instead?

If the agreement is a first-of-its-kind deal, a dispute is already in the air, or the state's rules for it are strict (a residential lease in a rent-controlled city, a franchise, anything with securities in it), pay a lawyer and do not look back. If you sign the same kinds of agreement several times a year and the hard part is the figures inside them, Termslane is built for that.

Termslane A legal document library
The terms, worked from your figures Three worksheets that compute the lease, the partnership and the services fee on the page, free A questionnaire that asks for the figures and prints them, with the arithmetic left to you

What the price covers One monthly price for the whole business, no per-document fees, cancel from your account page A membership priced per year with document limits by tier, or a per-document fee
Legal advice None, by design: the document is yours to sign or to take to a lawyer Attorney consultations bundled into the higher tiers, priced as part of the membership

Library pricing, for the record: Rocket Lawyer Standard is $149 a year, which is $12.41 a month billed yearly, Plus is $249 a year and Pro is $349 a year (rocketlawyer.com pricing page, read 2026-09-02; every figure licensed in research/data/claims.tsv). Termslane's own price is set from that Standard tier's monthly equivalent, as the ledger records.

The terms are worked. Keeping the agreement is Termslane Pro.

The worksheets are free forever. Pro turns them into the record: every lease, partnership and services agreement kept against its counterparty with the terms and the dates, the document generated from the worked terms with your name and logo on it, no watermark, versions as the deal changes, and an export of the lot.

  • Download the agreement as PDF
  • No Termslane watermark on the document
  • Save every agreement and reopen it later
  • Your business name and logo on every document
  • Send the agreement to the counterparty from the record
  • Take the deposit by card when the agreement is signed
  • Connect the ledger the invoices post to
